Abstract: The purpose of this project is to develop a module to perform TF-IDF text similarity scoring analysis for New York University School of Professional Studies. The module is programmed in R programming language and hosted on the shinyapp.io.server. This module features keyword extraction, online source scrape, cloud computing, and Shiny-based user experience. This module allows users to upload a text file of the syllabus locally, and then it will conduct text similarity analysis against the syllabus and O*Net Occupation Database and return 20 most matched occupations that the students are prepared for after taking the courses. The users then can choose up to 5 occupations, and the module will scrape 15 jobs for each occupation from Indeed.com and conduct term frequency analysis for the syllabus and scraped job descriptions.&#xD;

&#xD;
The underlying algorithms of this module are as following: extract and clean the text, drop all non-alphabetical characters, eliminate multi-space, and lemmatize the all the words; apply TF-IDF analysis and compute the similarity score against the text and the occupation descriptions; scrape job information and conduct term frequency analysis for the text and job descriptions.&#xD;

&#xD;
With this new tool, instructors at New York University School of Professional Studies would have an easy-to-use R tool to ascertain the matched occupations with the course and adjust the course content or structure accordingly. The module works for both Windows and Macintosh operating systems. Samples and comprehensive are provided in the GitHub Repository.</description>

      <title>Nigeria 2030: Alternate Scenarios for Africa’s Powerhouse</title>

Abstract: This thesis paper examines the political, economic, and social characteristics that define the country of Nigeria, Africa’s largest country by GDP and population. It then identifies a set of eight prominent drivers that will have the greatest influence on Nigeria’s future and uses the interaction of these drivers to create three plausible, distinct scenarios for Nigeria in the next decade. These three scenarios are Fragmentation, Stagnation, and Emergence, representing an attempt to manage the uncertainty of a rapidly changing world facing the Covid-19 pandemic, a large-scale conventional conflict between Russia and Ukraine, democratic backsliding, and the effects of climate change. The scenario process reveals several drivers to be of primary importance for Nigeria’s future and contain implications for domestic policymakers as well as U.S. foreign policy. Challenges and opportunities emerge from the scenarios, such as managing the consequences of the Covid-19 pandemic. The U.S. has an opportunity to use vaccine diplomacy to strengthen its relationship with Nigeria and reassert global leadership. The deteriorating security situation across the country is a major challenge for the Nigerian government and drives the political and economic stability of the country. Finally, the competition between the U.S. and China in Africa within each scenario highlights the ultimate importance of Nigeria to build a more stable, prosperous, and sustainable future in West Africa, the African continent, and indeed, the entire world.</description>

Abstract: My approach for the capstone project was less a development site looking for a certain use, and more a certain use looking for the perfect development site. It all begins with e-commerce. Its share of total US retail sales went from approx. 4.5% in 2010 to a projected 15.1% in 2022, more than tripling in just over a decade. A hallmark of e-commerce is superior service—a nearly infinite number of choices, fast delivery and flexible return options. This pressure on the supply chain has driven demand for industrial real estate to nearly unprecedented levels. It began with e-tailers increasing need to be close to the customer, when in 2019 Amazon announced it was working to transform its Prime free two-day shipping to free one-day shipping. Then came COVID-19. The pandemic accelerated the reliance on e-commerce, with everyone stuck at home unable to visit traditional brick and mortar stores. This newfound demand for industrial real estate had an outsized impact on markets with direct access to large population and wealth centers. Particularly those where land is scarce like New York City. A strategic location like this is attractive to tenants like Amazon with a large urban customer base, because the supply of industrial-zoned land is shrinking in most densely populated areas.&#xD;

This combination of factors created a perfect storm of sorts. With e-commerce demand through the roof, industrial rents at an all-time high, and as of right urban sites large enough to accommodate tenant’s increasing needs starting to dwindle, developers began to look up. According to Dov Hertz of DH Property Holdings, a leader in modern Class A industrial development, putting traditional single-story warehouses on the available sites (in New York City) would not provide enough square footage to pencil out. Anyone seeking to capitalize on the trend toward same-day and next-day delivery would have to build vertically, says Hertz. It was clear that at least in certain markets, there was nowhere to go but up. My final report sought to not only prove out the economic viability of a ground up, Class A multi-story warehouse development in New York City, but identify just where the ideal location would be.</description>

Abstract: Throughout this work, pop culture and public opinion of celebrity and influencer wealth, behavior, and public image are addressed. Research set out to find current public opinion of wealth, perceptions of celebrities and influencers, prior research on the topic, a historical context, and current trends in social media and pop culture. A lack of prior research on public opinion of celebrity and influencer wealth, philanthropy, and activism meant there was and still is a gap to fill in this field of knowledge. Methodology of primary research was a survey, comprising 28 questions which received 107 respondents. Responses were generally characterized by a somewhat to very negative response to celebrity and influencer wealth and extravagance, and a somewhat to very positive response to philanthropy and speaking out on social issues. Findings can be used in the future to create a code of conduct and a guide to best practices for wealthy public figures and the public relations professionals who guide them. Recommendations include decreasing frequency of public displays of conspicuous consumption, and increasing involvement in social responsibility, which includes donations to nonprofits, volunteering, and speaking out on social issues.</description>
